These Terms govern the use of our websites and booking services (hereinafter “the Site”), provided by Thai.Rentals (Valentina Borovaia) (hereinafter “we”).
By using the Site, you agree to comply with these Terms. If you disagree, do not use the Site.
We may amend these Terms. Changes are published on this page and take effect immediately.

1. Booking Process and Rental Agreement
1.1. This Site is an informational showcase of properties for temporary accommodation. A manager confirms current pricing and availability through direct communication.
1.2. Contacting a manager through an external communication channel linked from the Site starts a booking discussion and does not itself constitute a concluded rental agreement.
1.3. The actual rental of accommodation, terms of residence, payment, cancellation, and liability of the parties are governed by a separate Rental Agreement, which is provided to the Tenant for acceptance before payment is made.
1.4. These Terms govern exclusively the use of the website, while the Rental Agreement governs the relationship between the Landlord and Tenant regarding the rented property, including detailed cancellation terms, refund policy, and payment deadlines.
2. User Obligations
2.1. When contacting us about booking a property shown on this Site, you warrant that you have reached the age of majority (18 years) and have the legal capacity to enter into contracts.
2.2. You undertake to provide the manager with accurate, current, and complete information about yourself and guests as needed to prepare and perform the Rental Agreement (including data for TM30 immigration registration).
3. Payments and Financial Transactions
3.1. Information Platform
The Site provides property information and links to external communication channels with a manager. It does not contain a booking or inquiry form.
3.2. Data Collection for Booking
When booking, we collect guest data (full name, passport, contacts) to form the Rental Agreement and comply with Thailand immigration law requirements (TM30 registration).
The guest provides this data directly to the manager during communication, not through a form on the Site.
3.3. Payment Methods
Payment is made by bank transfer or cash according to the terms of the Rental Agreement. Specific deadlines, currency, and deposit amount are recorded in the Rental Agreement individually for each booking.
At present, we do not process payments through payment gateways and do not store bank card data.
3.4. Disputes
All disputes related to payments, refunds, and cancellations are resolved in accordance with the terms of the Rental Agreement.
4. Restrictions on Use
By using this website, you warrant on behalf of yourself and any parties you represent that you will not:
- modify, copy, create derivative works, decompile, or reverse engineer any materials and software contained on this Site
- remove any copyright or other proprietary notations from any materials and software on this Site
- transfer materials to another person or “mirror” materials on any other server
- knowingly or negligently use this website or any related services in a way that abuses or disrupts our networks or any other services provided by us
- use this website or related services to transmit or publish any harassing, indecent, fraudulent, or unlawful materials
- use this website or related services in violation of any applicable laws or regulations
- use this website to send unauthorized advertising or spam
- collect or harvest user data without their consent
- use this website or related services in a manner that may infringe the privacy, intellectual property rights, or other rights of third parties
5. Intellectual Property
The intellectual property in the materials contained on this website (including but not limited to: texts, property descriptions, pricing structure, photographs, logos, and design elements) belongs to or is licensed to the site owner and is protected by applicable copyright and trademark laws.
We grant our users permission to download one copy of the materials for personal, non-commercial temporary use.
This is the grant of a license, not a transfer of title. This license automatically terminates if you violate any of these restrictions or Terms, and may be terminated by us at any time.
6. Privacy and Personal Data Processing
6.1. Personal data generated through use of the Site and booking services is processed in accordance with applicable law and our Privacy Policy. Merely visiting the Site does not constitute consent where applicable law requires separate consent.
6.2. We collect personal data necessary to process booking requests, including contact information, passport data (to comply with Thailand immigration law requirements), and payment information.
6.3. Your personal data is transferred to the Landlord only to the extent necessary to fulfill the Rental Agreement and comply with legal requirements.
6.4. Thai.Rentals acts as the Data Controller for processing whose purposes and means we determine. Depending on the service, an external provider may act as a processor on our behalf or as an independent controller.

7. Cookies and Tracking Technologies
Our website uses a functional cookie to remember the interface language together with cookieless traffic analytics. Details about what data we collect and how we use it are set out in our Cookie Policy.
8. Technical Availability and Maintenance
We strive to ensure uninterrupted operation of the website, however we cannot guarantee constant service availability. The site may be temporarily unavailable due to maintenance or unforeseen issues. We are not liable for losses caused by temporary site unavailability.
9. Liability and Disclaimer of Warranties
Our website and the materials on it are provided on an “as is” basis and are for informational purposes only. We do not guarantee the accuracy, completeness, or timeliness of information about properties.
To the maximum extent permitted by law, we give no warranties and are not liable for any losses suffered as a result of the use or inability to use this website.
10. Indemnification
You agree to indemnify and hold harmless the Site Owner from any claims, damages, liabilities, and expenses (including legal costs) arising from your breach of these Terms, use of the Site, or violation of law or third party rights.
11. Termination
We may suspend or terminate your right to use our website and terminate these Terms immediately upon notifying you at the email address provided during booking of any material breach of these Terms, including but not limited to fraudulent actions, attempts to breach site security, providing knowingly false information, or actions damaging the reputation of the service.
12. Governing Law and Jurisdiction
These Terms and Conditions are governed by and construed in accordance with the laws of the Kingdom of Thailand. Disputes are subject to the courts of Thailand unless mandatory consumer-protection law gives you the right to bring a claim before another competent court. Nothing in these Terms limits consumer rights that cannot be waived under applicable law.
13. Entire Agreement
These Terms, together with the Privacy Policy, Cookie Policy, and Rental Agreement (for confirmed bookings), constitute the entire agreement between you and Thai.Rentals and supersede all prior oral or written arrangements.
Note: The Rental Agreement applies only to confirmed bookings and is provided separately after a booking request.
