These Terms govern the use of our websites and booking services (hereinafter “the Site”), provided by Thai.Rentals (Valentina Borovaia) (hereinafter “we”).
By using the Site, you agree to comply with these Terms. If you disagree, do not use the Site.
We may amend these Terms. Changes are published on this page and take effect immediately.

1. Booking Process and Rental Agreement
1.1. This Site is a platform providing information about properties for temporary accommodation and allowing users to initiate the booking process.
1.2. The user understands and agrees that submitting a booking request through the Site does not constitute a concluded rental agreement.
1.3. The actual rental of accommodation, terms of residence, payment, cancellation, and liability of the parties are governed by a separate Rental Agreement, which is provided to the Tenant for acceptance before payment is made.
1.4. These Terms govern exclusively the use of the website, while the Rental Agreement governs the relationship between the Landlord and Tenant regarding the rented property, including detailed cancellation terms, refund policy, and payment deadlines.
2. User Obligations
2.1. By using this Site for booking, you warrant that you have reached the age of majority (18 years) and have the legal capacity to enter into contracts.
2.2. You undertake to provide accurate, current, and complete information about yourself and guests as required by the booking form and provisions of the Rental Agreement (including data for TM30 immigration registration).
3. Payments and Financial Transactions
3.1. Information Platform
The Site provides information about properties and allows initiating the booking process through available communication channels (contact form, messengers, etc.).
3.2. Data Collection for Booking
When booking, we collect guest data (full name, passport, contacts) to form the Rental Agreement and comply with Thailand immigration law requirements (TM30 registration).
Data may be entered by the guest independently through the booking form or provided during personal communication.
3.3. Payment Methods
Payment is made by bank transfer or cash according to the terms of the Rental Agreement. Specific deadlines, currency, and deposit amount are recorded in the Rental Agreement individually for each booking.
At present, we do not process payments through payment gateways and do not store bank card data.
3.4. Disputes
All disputes related to payments, refunds, and cancellations are resolved in accordance with the terms of the Rental Agreement.
4. Restrictions on Use
By using this website, you warrant on behalf of yourself and any parties you represent that you will not:
- modify, copy, create derivative works, decompile, or reverse engineer any materials and software contained on this Site
- remove any copyright or other proprietary notations from any materials and software on this Site
- transfer materials to another person or “mirror” materials on any other server
- knowingly or negligently use this website or any related services in a way that abuses or disrupts our networks or any other services provided by us
- use this website or related services to transmit or publish any harassing, indecent, fraudulent, or unlawful materials
- use this website or related services in violation of any applicable laws or regulations
- use this website to send unauthorized advertising or spam
- collect or harvest user data without their consent
- use this website or related services in a manner that may infringe the privacy, intellectual property rights, or other rights of third parties
5. Intellectual Property
The intellectual property in the materials contained on this website (including but not limited to: texts, property descriptions, pricing structure, photographs, logos, and design elements) belongs to or is licensed to the site owner and is protected by applicable copyright and trademark laws.
We grant our users permission to download one copy of the materials for personal, non-commercial temporary use.
This is the grant of a license, not a transfer of title. This license automatically terminates if you violate any of these restrictions or Terms, and may be terminated by us at any time.
6. Privacy and Personal Data Processing
6.1. By using our website, you consent to the collection and processing of your personal data in accordance with the requirements of Thailand’s Personal Data Protection Act (PDPA) and our Privacy Policy.
6.2. We collect personal data necessary to process booking requests, including contact information, passport data (to comply with Thailand immigration law requirements), and payment information.
6.3. Your personal data is transferred to the Landlord only to the extent necessary to fulfill the Rental Agreement and comply with legal requirements.
6.4. Thai.Rentals acts as the Data Controller in accordance with PDPA. Third parties used for booking management act as Data Processors and process information solely according to our instructions.

7. Cookies and Tracking Technologies
Our website uses cookies to improve user experience and analyze traffic. Details about what data we collect and how we use it are set out in our Cookie Policy.
8. Technical Availability and Maintenance
We strive to ensure uninterrupted operation of the website, however we cannot guarantee constant service availability. The site may be temporarily unavailable due to maintenance or unforeseen issues. We are not liable for losses caused by temporary site unavailability.
9. Liability and Disclaimer of Warranties
Our website and the materials on it are provided on an “as is” basis and are for informational purposes only. We do not guarantee the accuracy, completeness, or timeliness of information about properties.
To the maximum extent permitted by law, we give no warranties and are not liable for any losses suffered as a result of the use or inability to use this website.
10. Indemnification
You agree to indemnify and hold harmless the Site Owner from any claims, damages, liabilities, and expenses (including legal costs) arising from your breach of these Terms, use of the Site, or violation of law or third party rights.
11. Termination
We may suspend or terminate your right to use our website and terminate these Terms immediately upon notifying you at the email address provided during booking of any material breach of these Terms, including but not limited to fraudulent actions, attempts to breach site security, providing knowingly false information, or actions damaging the reputation of the service.
12. Governing Law and Jurisdiction
These Terms and Conditions shall be governed by and construed in accordance with the laws of the Kingdom of Thailand. You irrevocably submit to the exclusive jurisdiction of the courts of Thailand.
13. Entire Agreement
These Terms, together with the Privacy Policy, Cookie Policy, and Rental Agreement (for confirmed bookings), constitute the entire agreement between you and Thai.Rentals and supersede all prior oral or written arrangements.
Note: The Rental Agreement applies only to confirmed bookings and is provided separately after a booking request.
